On the eve of India's 75th Independence Day, Santosh Borate and Pankaj Borse, two determined individuals with a vision, launched ComfyHomes. Santosh, an experienced real estate agent with a background in plotting, reselling, and renting services, joined forces with Pankaj, a skilled civil engineer previously employed in a property evaluation company. Together, they set out to address a significant problem they noticed in the housing services industry. Despite the emergence of housing services offered by big giants, they observed that customers were still unsatisfied due to various issues. Long lock-in periods, subpar housekeeping services, improper maintenance, and a lack of facilities like in-house cooking and amenities such as gyms and swimming pools left customers yearning for more. Additionally, people living far away from their hometowns missed the comforting feeling of home, while property owners struggled with timely rent payments and maintenance complaints. To tackle these challenges head-on, Santosh and Pankaj took the bold step of mortgaging their homes and gold to fund their own idea. Committed to creating a better living experience, they started by managing properties with a minimum three-year agreement with property owners. They transformed these properties into identical mirror flats, complete with furniture, fully-equipped kitchens, and other essential facilities. Drawing inspiration from Santosh's love for birds, they decided on a unique theme for all their flats - the vibrant colors of the bird Macaw, creating a cheerful and welcoming environment for their tenants. One of ComfyHomes' key innovations was the allocation of flats to tenants based on their preferences, such as food habits (vegetarian, non-vegetarian) and social choices; this personalized approach ensured that each tenant felt at home in their new space. ComfyHomes quickly gained traction in Hinjewadi, Pune, with over 50 plus flats onboarded and 220 plus tenants, out of which an impressive 77% were female. Female tenants found the homes to be not only secure but also comfortable, fostering a sense of belonging and safety. With the success and positive impact of their approach, ComfyHomes has set ambitious goals for the future. By 2026, they aim to manage over 400 properties, expanding their services and reach. Furthermore, they are committed to making home-finding more inclusive by developing properties catering to the LGBTQ+ community, demonstrating their dedication to creating a welcoming environment for all. Since its inception on 20th August 2022, ComfyHomes has thrived, consistently making profits without any debt burden. Santosh and Pankaj are proud not only of the financial success they have achieved but also of the social good they are bringing to their customers. By resolving the missing homely feeling for their tenants, they have made a positive impact on many lives. Not stopping there, ComfyHomes has also provided employment opportunities to over 50 young individuals, contributing to the growth of the local community. Looking ahead, ComfyHomes is ready to embark on the next phase of its journey, planning to extend its presence to Mumbai and Hyderabad.
