Leading actors invest 47.82 crore in Andheri office buildings

Mumbai's Veera Desai Road witnesses a surge in Bollywood celebrities investing in office spaces, as Amitabh Bachchan, Sara Ali Khan, and Kartik Aryan acquire units in the 28-storey Signature Tower in Oshiwara, collectively investing a staggering ₹47.82 crore.

Identical Office Spaces

All three actors have chosen office spaces with identical built-up areas of 2,099 sqft and carpet areas of 1,905 sqft, albeit on different floors.

Amitabh Bachchan's Purchase

Bachchan secures four units on the 21st floor of the tower, each valued at ₹7.18 crore. His purchase includes an impressive 12 car parking spaces, and the combined carpet area of the four units spans a substantial 7,620 sq ft. Bachchan paid a stamp duty of ₹1.72 crore when the transaction was officially registered on September 1.

Sara Ali Khan's Acquisition

Sara Ali Khan acquires unit 402 on the fourth floor, valued at ₹9 crore, registered under the names of Sara Sultan and Amrita Singh. This deal also includes three car parking spaces, with a stamp duty of ₹41.01 lakh. The transaction was completed on July 11.

Kartik Aryan's Office Space

Kartik Aryan, on the other hand, purchases neighboring unit 403 on September 4, with an office space price tag of ₹10.9 crore. Aryan also paid a stamp duty of ₹47.55 lakh.

Developers and Promoters

While Amitabh Bachchan's agreement is inked with Veer Savarkar Projects Ltd, the official promoter of the Signature building listed on the MahaRERA portal, Aryan and Sara sealed their deals with Aishwarya Property and Estates Pvt Ltd. This company is promoted by Anand Pandit and his wife, Roopa Pandit.

Anand Pandit: The Multi-Talented Film Personality

Anand Pandit, in addition to being a real estate developer, is a renowned film producer and distributor. He has contributed to several Bollywood hits, including Bachchan-starrer "Sarkar 3," Abhishek Bachchan-starrer "The Big Bull," Kartik Aryan-starrer "Pyar Ka Punchnama 2," Indra Kumar’s adult comedies like "Total Dhamaal" and "Great Grand Masti," as well as "PM Narendra Modi" starring Vivek Oberoi as Modi.

The Devgan Family's Investments

Ajay Devgan and his wife, Kajol, are not far behind in Bollywood's real estate investment game. Kajol recently purchased an office unit on the eighth floor, covering 1905 sq ft of carpet space, for ₹7.64 crore. In April this year, Ajay Devgan secured five units on the 16th and 17th floors, with a combined carpet area of 13,298 sq ft, amounting to ₹45 crores. These investments were made in the Signature building, which is conveniently located next to the well-established Lotus Grandeur, housing offices of several film and television production houses.

This thriving hub includes prominent players like producer Sajid Nadiadwala, French production company Banijay (known for producing shows like Bigg Boss with Indian subsidiaries), Reliance Entertainment, and producer-director Amit Sharma, who directed the 2018 blockbuster "Badhaai Ho."

In conclusion, Bollywood's biggest stars are not just making headlines on the silver screen; they are also making shrewd investments in Mumbai's thriving commercial real estate sector.
