Noida's landscape is set to undergo a massive transformation as the Industrial Development Authority and Noida Authority greenlight the Master Plan-2041. The ambitious plan aims to create a new city adjacent to Noida, dubbed New Noida, drawing inspiration from urban models seen in Chicago, United States, and several European cities. This groundbreaking initiative is poised to redefine the future for 84 villages in Dadri and Bulandshahr.

Encompassing a sprawling 20,000 hectares, New Noida's blueprint emphasizes industrial growth as its cornerstone. Within this vast expanse, 41 specific zones have been earmarked for industrial use. The allocation breakdown includes areas for residential (11.5%), green spaces and recreation (17%), road infrastructure (15.5%), institutional purposes (9%), and commercial properties (4.5%).

Meeting Housing Needs for an Influx of Residents

In anticipation of an expected population surge, housing provisions have been carefully considered for nearly 3.5 lakh individuals out of the projected six lakh inhabitants. Various housing units catering to different economic segments - EWS, LIG, MIG, and HIG - will be constructed to meet the diverse housing needs of the growing workforce.

Zoning and Inspiration from Successful Models

The development will be segmented into four distinct zones - South, East, West, and North - inspired by successful city planning seen in Chicago and European cities. Each zone will house specific industrial hubs, offering diverse investment prospects.

Strategic Investment Zone and Connectivity

A dedicated Special Investment Zone spanning approximately 210 square kilometers will be strategically connected through the Western Dedicated Freight Corridor (Dadri to Mumbai) and Eastern Dedicated Freight Corridor (Ludhiana to Kolkata via Khurja), aiming to provide investors with improved connectivity options.

Tackling Land Scarcity and Budget Approval

With over 95% of Noida already developed, expanding the city becomes imperative. A proposed budget of Rs 1,000 crore has been sanctioned to address encroachment on 45,26,464 square meters of land in Noida.

New Noida as an "Education City"

Beyond its industrial focus, New Noida aims to evolve into an "Education City," hosting university campuses, medical and engineering colleges, professional institutes, nursing and paramedical institutions, integrated colleges, and technical centers. A substantial 1662 hectares have been set aside for these educational facilities.

Phased Development and Enhanced Connectivity

The development will progress through five phases, commencing with the acquisition of 10% of the land in 2024. Subsequent phases until 2047 will integrate planned commercial, institutional, utility, water bodies, traffic, and transportation zones. The projected population of six lakh will find a home in this expanded city, boasting improved connectivity to the Jewar Airport and railway networks.

Expansive Road Network for Connectivity:

A comprehensive three-tier road network is in the pipeline, linking College to Industry roads via Dadri-Noida-Ghaziabad Investment Region (DNIGR). This network includes a 40.68 km First Arterial Road, a 98.34 km Second Arterial Road, and a 126.09 km Sector Road, all connected through a wide 130-meter grid road, designed to meet the escalating demands of New Noida's development.
